The water pressure in commercial buildings should be between 40 and 80psi and may vary from floor to floor, even in a well-functioning plumbing system. You can measure the strength of the water pressure by attaching a gauge to a faucet and opening the nozzle all the way.

Leaky Pipe Detection and Repair

Active leak detection can be tricky. When looking for leaks, consider water-damage stains on walls or ceilings and puddles forming near pipes, toilets, or sinks. While you may not “see” the water, mold or mildew is also a sign of water leakage.

Assess Your Water Heater

When assessing your water heater, look for leaks or rust outside. Water heaters should also be flushed yearly, and the anode rod should be replaced if necessary. Ensure the water pressure is between 40 and 80psi and the water temperature is not above 120 degrees Fahrenheit.

Check for Corrosion

Check all pipes for signs of wear, rust, and blue or green discoloration that may indicate corrosion. Also, check faucets for limescale. A lack of intervention with potential issues may lead to costly repairs.

Ensure Valves Are Working

It is important to check that all valves, particularly emergency shut-off valves, are in good condition to prevent hazards and ensure safe operation.

Test Your Drains for Blockages

Drains are essential to water flow, and clogged drains can cause health hazards if they are slow or blocked. Check that all sink and floor drains are allowing water to move through at a steady rate.

Use Backflow Prevention Devices

Check these devices at least once a year to prevent water containment concerns. Proper installation and a lack of debris allow for the free flow of water.

Grease Trap Cleaning

Safely disposing of grease in a commercial kitchen helps prevent fat, oil, and grease from backing up or building up in the plumbing system. Grease traps need routine maintenance, including cleaning and pumping every 1-3 months.

Insulation Check

You can detect leaks in plumbing insulation if it’s missing, wet, discolored, or deformed. Ensure the thickness and insulation conductivity are correct for the pipe size and associated fluid temperature and that any weather or sunlight shielding is in place to avoid damage over time.

Water Quality Testing

It is important to test the safety and potability of a building’s water supply to support a healthy environment. Testing may include chemical, microbial, or pH level checks.
