A Hyperscale Data Center in a Rural Market

A 325,000 sq ft, 12-building hyperscale data center — completed ahead of schedule and on budget despite limited local resources and the interruption of two hurricanes.

Client & Context

A globally recognized technology company selected Jackson, Mississippi as the site for a new, 60MW data center campus designed to support real-time data collection and high-speed connectivity. The 12-building campus would strengthen the region’s digital infrastructure — but building it in a rural market, with limited local infrastructure and an aggressive schedule, would require a mechanical partner with deep hyperscale experience.

The general contractor was capable and committed but was executing its first-ever data center project. The expectations, however, matched those of the world’s most demanding end users. Corvant was brought in to provide the mission-critical expertise and leadership the project required.

The Challenge

Hyperscale data center construction demands a specialized understanding of systems, sequencing and coordination that goes well beyond conventional construction — and this project tested that standard from every direction.

Limited local labor and resources created constant pressure on budget and schedule. The general contractor’s unfamiliarity with mission-critical sequencing requirements meant Corvant needed to help shape the overall project approach.

Then, the weather added an unexpected twist: two hurricanes moved through the region during construction, threatening site conditions and schedule continuity in ways no amount of planning could fully anticipate.

Our Approach

Corvant engaged early, investing months in preconstruction planning and BIM coordination before a single piece of equipment was set. Weekly coordination meetings with the general contractor and trade partners kept every phase progressing in sequence and maintained full visibility and alignment from day one.

Recognizing early where the general contractor needed support, Corvant established clear roles, shared mission-critical expertise and helped align the broader team around the sequencing discipline that hyperscale construction demands. Prefabrication and advanced BIM modeling streamlined installation and reduced field complexity, while Corvant’s commissioning team provided comprehensive documentation to support long-term facility operations.

When the hurricanes hit, Corvant worked closely with the general contractor to secure the site and establish nearby shelter locations for personnel. Once conditions cleared, the team quickly mobilized to support recovery efforts and resume work, minimizing impacts to the schedule without losing the project’s momentum.

The Outcome 

The project was completed ahead of schedule and within budget, delivering a fully operational data center capable of generating revenue from day one. Every inspection passed and every system performed.

The strongest measure of the outcome came after completion: based on Corvant’s execution, the team was awarded three additional buildings on the same campus. For a first-time data center GC and a demanding end user, that decision confirmed what Corvant has built its reputation on: the ability to deliver complex infrastructure projects with confidence, precision and results.
